Monthly Trend - Single family homes
The June average days on market for listings that sold was 74 days, down from 81 days in June of 2009. The June average days on market for listings that expired was 159 days, down from 176 days in June of 2009.
The graph below shows the days on market for sold listings dating back to the beginning of 2005. Each red data point represents an increase in the days on market from the same month of the prior year. The monthly year-over-year days on market for sold listings has been on a mostly upward path for the last 4 years. Note the seasonality in days on market. Listings tend to sell more quickly in the spring and summer, and more slowly in the fall and winter.
The graph below shows the days on market for expired listings dating back to the beginning of 2005. Each red data point represents an increase in the days on market from the same month of the prior year. Each green data point represents a decrease. Similar to sold listings, the monthly year-over-year days on market for expired listings has been on an upward path. The increase in the days on market for expired listings indicates that real estate brokerages and sellers are entering into listing contracts that allow for longer marketing timeframes.
Year-to-Date Trend - Single Family Homes
The Dane County year-to-date average days on market for listings that sold was 85 days, down from 87 in 2009. The year-to-date average days on market for listings that expired was 184 days, down from 188 days in 2009.

From the graph below you’ll see the days on market for sold and expired listings increased steadily dating back to 2005.
Recent History - Total Days on Market Experience
The total days on market eperience peaked in 2008 after rising for 5 straight years. The total experience decreased in 2009 due to the implementation of the home buyer tax credit(s).
